I have always said that we do not need walk in traffic to survive. After all we have been successful up until now based in a basement on Royal Crescent where no one knew where or who we were. However, I do not want just to survive here and if we are to make a roaring success of the Crow Road office walk in business and how we deal with it is absolutely crucial.
My gut tells me that the first half dozen or so mortgages that we do for clients who live locally will be vital. It will be the best opportunity that we have to tell the community what we do and how good we are at doing it. From there word will hopefully spread leading to more walk in business.
And it has started already.
The site that we have almost has iconic status for those that live in the West End. We have been Central Estate Agents, a boiler shop, an all trades shop and back in the day a Victoria Wine. Nothing has lasted and no one has made a success of the site. We aim to change all of that. Alot of our clients have already passed, tooted their horn, walked in or e mailed me to say that they have seen the shop and the new sign. Yesterday, a regular at the Western Baths even stopped me to wish us luck just as I was about to go for a shower! He said that he had passed the shop and saw me standing there at my desk working hard. It's really touching to hear all of the positive comments that we have received.
The driveby traffic is insane and I have a number of ideas as to how I can harness that and get those drivers to become clients. Nearly everyone who drives by will have a mortgage but they may not have a need for one at the time that they pass. What I need to do is make them remember us when the time is right. Watch this space!
One of the reasons that I came into the mortgage market was to try and help people get a mortgage or better still a better mortgage and that is what we have been doing from day one. Just this week a concerned mother walked in looking for some advice for her son who had failed his credit score. She left reassured that we could help him and made arrangements for him to pop in that evening. It is great to report that we have managed to get a Decision in Principle this afternoon and are marching ahead with his application.
Being here to give advice is so important and if we can establich ourselves as a friendly drop in service to sort out your mortgage worries then we can say that we have helped the local community. We might not be dispensing cappuccinos as some had wanted but we do a good friendly chat over a mug of tea.
