Can I get a mortgage - I've just started a new job?



Well, the first thing to say to you is congratulations on the new job!


In terms of the specifics, there should not be a great problem in getting you a mortgage. Yes, there will be lenders where your circumstances do not fit their criteria but that is pretty much the rough-and-tumble of getting a mortgage. As long as you have a decent deposit, good credit and the affordability stacks up then you should be good to go.


Let's dive a little deeper in terms of what is going to be needed.


You will need the following: –


  • Latest months payslip

  • Your new employment contract

  • A letter confirming employment


There are lenders out there who would be prepared also to take into account a pay rise or promotion. If the new income amount is not already shown on the latest payslip then you will need to provide written confirmation from your employer as to the new income by way of a contract or a letter from your employer.


Even if you are on garden leave with a new job starting at the end of the garden leave then I don't think that you will have a problem subject to the usual caveats. I even got the nod from one of the leading lenders where there was a gap of 6 month between the end of the garden leave and the start of the new job. What I was told was that as long as I felt that the client had sufficient savings to cover the period when there was no pay then that was fine. Astonishing that the lender was almost asking me to underwrite the case? Bonkers!
